Broadbeach Savannah: An Honest Review

The cheapest central address in Broadbeach, and the lowest-rated. What a night costs, why Booking.com beat the direct rate, the fee schedule, and who should (and should not) book it.

Broadbeach Savannah Hotel & Resort is a 14-storey building at 42-46 Surf Parade, built around 2002, sitting between The Star and the Oracle Boulevard dining precinct. It was a BreakFree property until 2011, when a family bought the letting business and began running it independently. Booking sites and Tripadvisor still carry the old BreakFree name, and it is not an Accor property today.

It answers one question better than anything else in central Broadbeach: where can I sleep near the Oracle for under $200 a night? On a mid-week November night the answer was a studio at about $170-199. It also has the lowest review scores of any Broadbeach property we have researched - 2.6 on Tripadvisor and 3.0 on Google from over 1,100 reviews - and a fee and cancellation schedule stricter than buildings charging twice as much.

This is an independent review - we’re not affiliated with the Savannah or its operator. Facts were checked against the operator’s own site and booking engine in September 2026, and the rates below carry that date. We have tried to be fair: location, price and staff are genuinely praised, and the complaints are about the rooms.

The Verdict in 30 Seconds

  • What it is: studios, a family studio, a small 2-bedroom hotel room and 2-bedroom executive apartments in a 14-storey building from about 2002, run by an independent onsite operator (formerly BreakFree)
  • Price: a studio was about $189-199 a night direct mid-week in early November (checked September 2026), the 2-bedroom executive about $280. Saturdays roughly double, Christmas $540-750 a night
  • Booking.com was about 10 per cent cheaper than direct for identical rooms on our check, with free cancellation to the day before. Direct is prepaid and effectively non-refundable
  • No minimum stay: single nights were bookable, even at Christmas
  • Facilities: heated outdoor pool, spa, sauna, gym, BBQ. Wi-Fi costs $5 a day. Parking is free but limited and first come, first served, with a 2 m height limit
  • Reviews: location 8.7 on Booking.com, but Google 3.0 and Tripadvisor 2.6, with dated rooms, smells, cleanliness and fees the recurring complaints
  • Best for: budget travellers who want the Oracle and The Star on foot and will treat the room as a place to sleep. Not for families wanting a real apartment, light sleepers, or anyone whose plans might change

How Much Is a Night at Broadbeach Savannah?

Rates below come from the operator’s own booking engine, checked 24 September 2026, two adults, including GST.

For Tuesday 3 to Thursday 5 November, a studio with a jetted tub was $378 for two nights ($189 a night), a shower studio $398 ($199), the family studio $458 ($229), the small 2-bedroom hotel room $460 ($230) and the 2-bedroom executive apartment $560 ($280). A single Tuesday night was $199 for a studio and $300 for the 2-bedroom executive. Five nights from Monday 2 November averaged $217 a night for a studio and $320 for the 2-bedroom.

Day of the week matters more here than anywhere else we have checked. A single Saturday night in the same week was $439 for a studio - more than double the Tuesday - and $700 for the 2-bedroom executive. Schoolies week (21-23 November) was about $290-430 a night, Easter 2027 about $280-430, and Christmas and New Year $540-750 a night for a studio or family room.

Tripadvisor’s year-round band for the property is about $126-420 a night, and Google’s hotel panel showed about $158 a night for our November dates.

📅
Stay Sunday to Thursday

Weeknights were less than half the Saturday rate on our check. If you only need a bed near The Star or the convention centre, this is the cheapest mid-week option in central Broadbeach.

Direct vs Booking.com: Here, the Booking Site Won

The Savannah’s website carries a “Book Direct & Save” banner, but on our check the opposite was true. For the same November dates Booking.com quoted $340 for two nights in the jetted-tub studio against $378 direct, $412 for the family studio against $458, and $504 for the 2-bedroom against $560 - about 10 per cent cheaper across every room type.

The terms were better too. Booking.com’s rate had free cancellation until 2 November and nothing to pay until 31 October. Direct bookings are charged in full at the time of booking plus a 2 per cent card surcharge, and the operator’s terms begin with “cancellations are NOT allowed under any circumstances” before describing a rebooking option, a $25 fee more than 14 days out, 50 per cent forfeiture after that and 100 per cent inside 48 hours. The surcharge is not refunded.

One thing to know if you book through Booking.com: its listing asks for a $500 damage deposit, against the $200 bond the operator quotes for direct bookings. Budget for the higher figure.

Unusually, the booking site was both cheaper and more flexible than direct on our check. Compare for your dates, and read the deposit line before you pay.

The Rooms: Mostly Studios, and Not All as Advertised

The website lists nine room types, but the live booking engine sold six in September 2026: a studio with jetted tub, a studio with shower, an accessible studio, a family studio for up to five, a small 2-bedroom hotel room on level 2 and a 2-bedroom executive apartment on levels 12-14. The one-bedroom family room, the deluxe ocean-view apartment and the one-bedroom sub-penthouse shown on the website were not bookable, and Booking.com had no one-bedroom either. If you are a couple wanting a real one-bedroom apartment, the honest answer is a studio or the 2-bedroom.

Studios are about 38-45 square metres with a kitchenette (full-size fridge, microwave and oven), a balcony and a shared laundry. The family studio is about 68 square metres with a king bed plus two singles in the living area and its own small laundry. The 2-bedroom executive is about 117 square metres with a full kitchen, two bathrooms (one with a corner spa bath) and partial ocean views. The 2-bedroom hotel room is exactly what the engine says: “a small 2 bedroom hotel room and not an apartment”, with a fridge and kettle but no kitchenette.

All beds are king-splits that can be two singles or one king, and the configuration is on request, not guaranteed. Views on studios are “partial, subject to availability” - one recent reviewer’s verdict was “nothing special, just the street”. Rooms are serviced weekly, with daily service at extra cost.

Condition is where the reviews turn. The recurring complaints are dated decor, stale or damp-carpet smells and overpowering bleach, stains, dusty air-conditioning filters, small spa baths, broken fittings, and rooms that do not match the renovated photos. A few recent reviewers found a clean, freshly made-over room, so some renovation is happening, but you cannot choose which room you get.

🛏️
Put your bed request in writing

Beds are split kings made up on request. If you need one king or two singles, email the request after booking and ask for confirmation.

Facilities, Parking and Wi-Fi

The operator lists a heated saltwater outdoor pool, a spa, a sauna, a small gym, a barbecue area, a conference room, a tour desk selling theme-park tickets, dry cleaning and vending machines. Earlier descriptions mentioned a cafe, a day spa and a children’s pool; we could not confirm any of those still operate in 2026.

Wi-Fi is not free: it is $5 a day, and at least one recent guest found it did not work at all. Parking is free but limited and unallocated in a basement with a 2-metre height limit, first come, first served. Guests who arrive after mid-afternoon regularly find it full; the operator points to free street parking (check the signs) and a paid car park two buildings north - see our Broadbeach parking guide.

Reception hours are listed inconsistently on the operator’s own pages (8 am to 6 pm on one, 7 am to 7 pm on another). Check-in runs from 2 pm to midnight, with no check-in after midnight, and you should call ahead if arriving after 6 pm.

🚗
Arrive before 3:30 pm if you are driving

Reviewers consistently say the basement is full by mid-afternoon. Otherwise plan on street parking or the paid car park nearby.

The Fee Schedule Worth Reading First

For a budget property the Savannah’s extra charges are unusually long, and several 1-star reviews are about them. From the operator’s own terms: a $200 bond held on your card or in cash (the release can take up to 30 working days depending on your bank), late check-out at $20 an hour after 10 am, $95 for lost keys, $80 to have staff open your door after reception hours plus $80 per 15 minutes for after-hours call-outs, a false fire-alarm call-out charged to the guest at around $1,500, an extra $35 a night per additional person, and cleaning charges if the room is left in poor condition. A 2 per cent surcharge applies to card payments.

The house rules are a no-party policy, no pets, a minimum check-in age of 18 and photo ID plus the physical card of the main guest. We found no specific Schoolies policy; the engine was selling Schoolies week to adults.

None of this is hidden - it is all in the terms - but read it before you book, not at the desk.

⏰
Check out by 10 am

The $20-an-hour late check-out fee is the charge most often disputed in recent reviews. Set an alarm.

Location: Genuinely Good, Between The Star and the Oracle

This is the Savannah’s real strength and the one thing reviewers agree on; Booking.com guests score it 8.7. The building is on Surf Parade roughly midway between The Star casino (about 350 metres) and the Oracle Boulevard restaurants (about 280 metres), with the Oasis centre about 400 metres north and a 7-Eleven about 100 metres away. The beach is about a block east - the operator says a four-minute walk to Kurrawa - and the Broadbeach South tram stop is about 300 metres away across the highway, with Pacific Fair about 8-10 minutes on foot.

The convention centre is about 600 metres. For someone attending an event at The Star or the GCCEC on a budget, it is well placed.

🚊
Broadbeach South is the nearer tram stop

About 300 metres across the Gold Coast Highway, beside Pacific Fair. Every trip is 50 cents.

Who Should Book It - and Who Shouldn’t

Book Broadbeach Savannah if: you need the cheapest possible bed within walking distance of the Oracle, The Star and the convention centre; you are staying Sunday to Thursday; you only need a studio; you want a single night, which most Broadbeach apartment buildings will not sell; and you are comfortable booking through a site with free cancellation and treating the room as somewhere to sleep.

Book elsewhere if: you are a family wanting a real apartment - Meriton Suites is a similar price with far better reviews, and the Phoenician gives you a proper 1-bedroom apartment and an indoor heated pool for about $250 a night. If you need your plans to stay flexible, do not book direct. If you are sensitive to smells or need a guaranteed renovated room, the review record says this is not the place.

Bottom line: The Savannah is a budget location play. At under $200 mid-week it puts you in the middle of Broadbeach, and the staff get genuine praise, but its room condition and fee schedule have earned the lowest scores in the suburb. Book mid-week, book through a flexible channel, and go in with budget expectations.

💡
Spend $50 more if it is a family holiday

The price gap to Meriton Suites or the Phoenician was small on our check, and both get markedly better reviews for the rooms themselves.

Frequently Asked Questions

Checked September 2026 on the operator’s booking engine: about $189-199 a night for a studio and $280 for the 2-bedroom executive apartment on a mid-week stay in early November, with Booking.com about 10 per cent cheaper. Saturday nights were more than double ($439 for a studio), Schoolies week about $290-430, and Christmas and New Year $540-750 a night. There is no minimum stay.

Only as a budget, location-first stay. It is one of the cheapest beds within walking distance of the Oracle, The Star and the convention centre, and its location and staff are well reviewed. But its overall scores are the lowest in Broadbeach (Google 3.0, Tripadvisor 2.6), with dated rooms, smells and cleanliness the recurring complaints, Wi-Fi costs $5 a day, parking is limited, and direct bookings are effectively non-refundable. Families will get better value from Meriton Suites or the Phoenician for a little more.

Not any more. It was BreakFree Savannah until 2011, when a family bought the letting business and began running it independently. Booking.com’s web address and Tripadvisor’s listing still carry the BreakFree name, but it is not an Accor property and you will not earn Accor points. One reviewer warned other guests not to be misled by the old logo.

Direct bookings are charged in full at booking with a 2 per cent card surcharge. The operator’s terms say cancellations are not allowed but a stay can be rebooked, with a $25 fee more than 14 days out, 50 per cent forfeited after that and 100 per cent inside 48 hours; the surcharge is not refunded. Booking.com’s rate on our check was free to cancel until the day before arrival, and cheaper.
