Phoenician Resort Broadbeach: An Honest Review
The 1997 Mediterranean-style towers across the road from the Oasis and the convention centre. What a night costs, why direct was 30 per cent cheaper, the heated indoor pool, and the owner-by-owner apartment lottery.
The Phoenician is one of central Broadbeach’s longest-running holiday addresses: two nine-storey Mediterranean-style towers joined by a pool podium, built by the Raptis Group in 1997 on the corner of Queensland Avenue and Surf Parade. The Oasis is across Surf Parade, the Gold Coast Convention and Exhibition Centre and the Broadbeach North tram stop are across the highway, and there are restaurants at street level. Location scores it 9.4 on Booking.com and it is the single most praised thing about it.
It is a letting pool of individually owned 1- and 2-bedroom apartments, run by an onsite caretaking and letting operator with a reception open 8 am to 8 pm daily. Mantra ran it for some years, and some booking sites still call it “Mantra Phoenician” - that branding is out of date. At least one offsite agency also lets apartments here on different terms.
This is an independent review - we’re not affiliated with the Phoenician, its operator or any owner. Facts were checked against the operator’s own site and booking engine, and the building’s body corporate site, in September 2026. The rates below carry the date they were checked.
The Verdict in 30 Seconds
- What it is: 1-bedroom (73 m2) and 2-bedroom (106 m2) apartments in two 1997 nine-storey towers, individually owned, let by an onsite operator. No ocean-view category
- Every apartment: full kitchen, washer and dryer, balcony, air-con, Foxtel, free Wi-Fi, one free secure car space. 2-bedrooms have two bathrooms
- Facilities: heated indoor pool, spa and sauna, a heated outdoor pool and children’s pool on the podium, BBQ, refurbished gym, games room, tour desk
- Location: Oasis across the road, convention centre about 100 m, Broadbeach North tram about 150 m, beach about 200 m, The Star 8 minutes, Pacific Fair about 900 m
- Indicative price: about $280 a night for a 1-bedroom and $390 for a 2-bedroom on a 2-night mid-week stay in early November (checked September 2026), dropping to $250 and $320 on a 3-night stay
- Direct was about 30 per cent cheaper than Booking.com, but direct cancellation is strict (you lose a $250 deposit even well ahead) and Booking.com’s rate was free to cancel
- Best for: couples, conference-goers and families who want a genuinely central, well-priced apartment with an indoor heated pool and will accept variable decor. Not for anyone who needs a guaranteed modern fit-out or an ocean view
| Property | Style | From | Pick It For |
|---|---|---|---|
| Phoenician Resort | 1997 towers, onsite letting | ~$250 (1-bed) / ~$320 (2-bed) | Most central value, indoor heated pool, next to GCCEC |
| The Wave Resort | 2006 landmark tower, onsite letting | ~$317 (1-bed) | Two heated pools, high-floor water views, a block away |
| Koko Broadbeach | 2021 boutique tower | ~$390-450 (2-bed) | Newest fit-out, one street from the Oracle |
| Meriton Suites Broadbeach | Serviced apartments | ~$180 (1-bed) | Consistent standard, easiest to book |
| Sofitel Gold Coast Broadbeach | Full-service 5-star hotel | ~$260 | Hotel service, 24-hour desk, also next to GCCEC |
How Much Is a Night at the Phoenician Broadbeach?
Rates below come from the operator’s own booking engine, checked 24 September 2026 for Tuesday 3 to Thursday 5 November, two adults. They are a scale, not a quote.
For those two nights a 1-bedroom was $560, or $280 a night, and a 2-bedroom $780, or $390 a night. Stretch it to three nights and the operator’s 3-night plan kicks in: $750 for the 1-bedroom ($250 a night) and $960 for the 2-bedroom ($320 a night), so the third night is almost free on the 2-bedroom. A 2% card surcharge applies to all card payments.
For peak context, five nights over Christmas and New Year (27 December to 1 January) was $2,000 for a 1-bedroom ($400 a night) and $3,500 for a 2-bedroom ($700 a night); five nights over Easter 2027 was $1,700 and $2,500. For long stays the operator has run 28-night specials by phone or email, most recently about $1,295-1,330 a week for a 1-bedroom and $1,960 for a 2-bedroom.
One quirk: the engine sells fixed 2-, 3- and 5-night plans, and in our test a 5- or 7-night search from 3 November returned “no availability” while 2-4 night searches showed plenty of apartments. If a longer stay looks sold out online, phone reception.
On our check the 3-night plan made the 2-bedroom $320 a night instead of $390. Three nights cost only $180 more than two.
Direct vs Booking Sites: Cheaper Direct, Stricter Direct
The gap here is the biggest of any building we have reviewed. For the same 2-night November stay, Booking.com quoted $728 for the 1-bedroom and $1,014 for the 2-bedroom, about 30 per cent above direct. Google’s price panel showed the rest of the market in between: Expedia and Wotif about $270-273 a night for the 1-bedroom, close to the $280 direct rate before fees, with Booking.com the dearest channel.
The catch is cancellation. Direct bookings take a non-refundable $250 deposit per apartment, the balance 14 days before arrival (30 days in peak), and the standard terms are: cancel more than 14 days out and you lose the $250; between 14 days and 48 hours you lose half; inside 48 hours, a no-show or leaving early, you pay the lot. In peak periods anything inside 30 days is 100 per cent. Amendments cost $25 inside 14 days. Booking.com’s rate for the same dates was free to cancel until 29 October and nothing to pay until 27 October.
So: if your dates are fixed, book direct and save roughly $85-115 a night. If they are not, Expedia or Wotif were close to the direct price on our check, and Booking.com buys the most flexibility at the highest price.
On our check they sat within a few dollars of the direct rate while Booking.com was 30 per cent higher. Compare the cancellation terms on whichever you pick.
The Apartments: Big, Central, and Owner-Dependent
The operator sells two apartment types. The 1-bedroom is about 73 square metres with a queen bed, a bathroom with bath and shower, a full kitchen, washer, dryer and iron, a balcony, air-conditioning, Foxtel and free Wi-Fi. The 2-bedroom is about 106 square metres with a queen in the main bedroom and two singles in the second, two bathrooms and separate living and dining. All apartments have a sofa bed. There is no ocean-view category: balconies look over Surf Parade, the podium pool, the city or the hinterland, and the Surf Parade side is the one guests prize.
Every apartment is individually owned and furnished, and the operator’s own terms say photos may not show the apartment you are given. That is the story of the reviews. Some units have been renovated by their owners with new bathrooms, decor and floors; others are described as old and tired, with chipped drawers, flaking paint, lumpy beds, a double bed where a queen was expected, or two mismatched singles pushed together. Bathrooms are the weakest point across the building - on Google’s review analysis they draw 24 negative mentions to 2 positive - with complaints about grout, mould and size. Several 2025-2026 reviews also mention drain smells and water leaks.
Housekeeping is a mid-stay service on day four for stays of eight nights or more. The starter pack is small (two toilet rolls and a soap is the recurring complaint), pool towels are hired for a small fee, and guests are asked to wash up and take the rubbish out before leaving.
You book a category, not a unit. Emailing reception to ask for a renovated apartment on the Surf Parade side costs nothing, and several positive reviews name renovated units in the 2800 and 2900 ranges.
Facilities: The Heated Indoor Pool Is the Winter Card
The Phoenician has more facilities than its price suggests. There is an indoor leisure area with a heated in-ground pool, spa and sauna - rare in Broadbeach and the reason winter guests rate it. On the Level 1 podium between the towers there is a heated outdoor pool, a children’s pool, a barbecue area and sun deck. The gym was refurbished recently and reviewers from 2023 on mention it, and there is a games room and a tour desk.
Reception is open 8 am to 8 pm daily, with an after-hours night service on the same phone number. Booking.com warns that check-in outside reception hours is not possible, and guest experiences differ, so if you are arriving after 8 pm, arrange it with reception in advance. Wi-Fi is free.
Parking is free, secure and underground, one space per apartment. It is also tight, and several guests have found someone else in their allocated space. The height clearance is not published, so ask if you are driving something tall. The building has two lifts, and one 2026 reviewer reported breakdowns and 15-20 minute waits.
Most Broadbeach apartment pools are outdoors. The Phoenician’s heated indoor pool, spa and sauna make it one of the better June to August picks at this price.
Who You Are Actually Booking With
The onsite operator runs the letting pool under a caretaking and letting agreement with the body corporate, and its website is phoenician.com.au. Mantra managed the letting for a period until about 2012, and some booking sites and airline holiday packages still carry “Mantra Phoenician” in their listing names and descriptions - the name is historical, not a sign of Mantra standards or loyalty points.
A separate offsite agency, Gold Coast Luxury Resorts, also lets Phoenician apartments on its own site, Airbnb and Trip.com, with check-in at a different address and different terms: parking at $10 a night, a charge for children, and pool towels at $15. If you read a review complaining about paying for parking, it was probably one of those bookings.
If you want the free parking, the reception in the building and the terms in this review, book the onsite operator directly or through a listing that is not marked as hosted by an agency.
A listing called “Mantra Phoenician” is the same building with an out-of-date name. What matters is whether it is the onsite operator or a third-party host.
Minimum Stay, Bond and Rules
The operator does not publish a minimum stay, but its engine does not sell single nights. On our checks a 1-night search in November returned nothing while 2, 3 and 4 nights were available; over Christmas and New Year only a 5-night stay could be booked; over Easter 2027 the 3- and 5-night plans were the ones on offer. Plan on two nights off-peak, at least three at Easter and five at Christmas.
Check-in is from 2 pm and check-out by 10 am; a guaranteed early arrival means booking the night before, and late check-out may cost extra. You will need photo ID and a $200 pre-authorisation on a credit card (or $200 cash), held for up to 14 days. Card payments carry a 2 per cent surcharge.
Under-18s must be with a parent or guardian who can show ID, and the operator may refuse a booking otherwise. We could not find a Schoolies policy on the operator’s own site; one booking site says Schoolies bookings are not accepted, and the minimum check-in age on booking sites is 18. Ask directly if you are travelling in late November.
The $250 direct deposit is non-refundable from the moment you book. If there is any chance your trip moves, the flexible booking-site rate is worth its premium.
Location: Across the Road From Everything
Few buildings in Broadbeach are this central. The Oasis centre, with its Woolworths, is across Surf Parade; the Gold Coast Convention and Exhibition Centre is about 100 metres away across the highway; the Broadbeach North tram stop is about 150 metres, which guests describe as almost at the front door; and there are restaurants on the ground floor of the building itself. The beach is about 200 metres (the operator’s site says both 100 and 200; 200 is realistic), Kurrawa’s patrolled flags about 10 minutes on foot, The Star about 8 minutes and Pacific Fair about 900 metres or two tram stops.
That makes it one of the best-value bases in the suburb for a conference at the convention centre, and it is why so many repeat guests come back. The trade-off is noise on the lower floors facing Surf Parade, and on festival weekends - Blues on Broadbeach, Groundwater - the stages are within earshot.
Across the highway from the convention centre at roughly $250-280 a night for a 1-bedroom with a kitchen. See our hotels near the convention centre guide for the alternatives.
Who Should Book It - and Who Shouldn’t
Book the Phoenician if: you want one of the most central and best-priced apartment stays in Broadbeach; you are at the convention centre or want to walk everywhere; a heated indoor pool, spa and sauna matter to you, especially in winter; your dates are fixed so you can take the direct rate; and you are relaxed about decor that depends on the owner.
Book elsewhere if: you need a guaranteed modern apartment - Koko is newer and one street away, and The Wave has two heated pools and high-floor water views a block north. If you want a hotel with a 24-hour desk and daily service, the Sofitel is on the same block. If you need an ocean view, this building does not sell one. If you need a single night, Meriton Suites will take it.
Bottom line: The Phoenician is a well-located, well-equipped, fairly priced 1997 apartment building whose apartments range from freshly renovated to tired. Book three nights direct if your dates are certain, ask in writing for a renovated Surf Parade-side unit, and it is one of the best-value stays in central Broadbeach.
The tram is across the road and every trip is 50 cents. Surfers Paradise, Pacific Fair and the Burleigh Heads extension are all a short ride.
Frequently Asked Questions
Checked September 2026 on the operator’s booking engine for mid-week early November: a 1-bedroom was $280 a night and a 2-bedroom $390 a night on a 2-night stay, dropping to $250 and $320 a night on the 3-night plan. Over Christmas and New Year five nights were $400 a night (1-bedroom) and $700 a night (2-bedroom). A 2 per cent card surcharge applies. Booking.com was about 30 per cent higher than direct on our check; Expedia and Wotif were close to direct.
For couples, conference-goers and families who want a central, fairly priced apartment with a heated indoor pool, spa and sauna, yes - the location across from the Oasis, the convention centre and the tram is its strongest point. The apartments are from 1997 and individually owned, so condition ranges from renovated to tired, bathrooms are the most common complaint, and there is no ocean-view category. Book direct if your dates are fixed and ask for a renovated unit.
At 24-26 Queensland Avenue, Broadbeach QLD 4218, on the corner of Surf Parade. The Oasis centre is across Surf Parade, the Gold Coast Convention and Exhibition Centre about 100 metres away, the Broadbeach North tram stop about 150 metres, the beach about 200 metres, The Star about 8 minutes on foot and Pacific Fair about 900 metres.
Yes, two. There is a heated indoor pool with a spa and sauna, and a heated outdoor pool with a children’s pool and barbecue area on the podium between the two towers. There is also a recently refurbished gym and a games room.
The operator does not publish one, but its booking engine does not sell single nights. On our September 2026 checks the practical minimum was two nights mid-week in November, five nights over Christmas and New Year, and three or five at Easter. Longer off-peak stays sometimes show as unavailable online because of fixed rate plans, so phone reception for 5-7 night bookings.
No. Mantra managed the letting pool for a period until about 2012, and some booking sites still list it as “Mantra Phoenician”, but it is now run by an independent onsite caretaking and letting operator under an agreement with the body corporate. Its official site is phoenician.com.au. There are no Mantra or Accor loyalty benefits.
For direct bookings a $250 deposit per apartment is non-refundable. In standard periods, cancelling more than 14 days out loses the deposit, 14 days to 48 hours costs 50 per cent, and inside 48 hours, a no-show or early departure costs 100 per cent. In peak periods anything inside 30 days is 100 per cent. Booking-site rates can be more flexible - Booking.com’s November rate was free to cancel until nine days out - at a higher price.
