The Wave Resort Broadbeach: An Honest Review
The award-winning curved tower above Koi on Surf Parade. Nightly rates, the two heated pools (one closed until November), the construction noise, the minimum-stay rules, and who it suits.
The Wave is the building everyone in Broadbeach can point to: a 34-level tower at 89-91 Surf Parade whose rippling concrete balconies won DBI Design a silver medal in the Emporis World Skyscraper Awards when it was completed in 2006. It sits on the corner of Victoria Avenue with the Oasis centre next door, the convention centre and The Star a four-minute walk, and Koi Dining and Lounge Bar at street level.
It is a strata building of 118 individually owned apartments, with the holiday letting run by an onsite management team that is part of the Dreamtime Resorts group and a reception that keeps business hours. At least one offsite agency also lets apartments in the tower under a separate listing with worse reviews and no guaranteed access to the facilities, so which listing you book matters.
This is an independent review - we’re not affiliated with The Wave, Dreamtime Resorts or any owner. Facts were checked against the operator’s own site, compendium and booking engine in September 2026. Two things you need to know before the rates: the famous Level 34 sky pool is closed for refurbishment until at least 31 October 2026, and there is a large construction site next door that the operator itself lists as ongoing.
The Verdict in 30 Seconds
- What it is: 1, 2 and 3-bedroom apartments and 3-bedroom sub-penthouses in a landmark 2006 tower, individually owned, let by onsite management (Dreamtime Resorts group)
- Every apartment: full kitchen with dishwasher, separate laundry, ducted air-con, two TVs with Foxtel, private balcony, free unlimited Wi-Fi, one free secure car space (2.1 m limit)
- Facilities: Level 34 sky pool, spa and sauna with rooftop BBQs (closed for refurbishment to at least 31 Oct 2026), Level 4 infinity pool, spa, sauna and steam room, gym, executive lounge. Both pools heated year round
- Location: Oasis next door, patrolled beach, convention centre and The Star each a 4-minute walk, Broadbeach North tram 250 m, Pacific Fair 10 minutes
- Indicative price: 3-night mid-week stay in early November (checked September 2026) averaged about $317 a night for a 1-bedroom, $443 for a 2-bedroom, $460 for a 2-bedroom water view, $595 for a 3-bedroom water view. Weekend nights about 50 per cent more
- Minimum stay: 2-night plans were closed to Tuesday and Wednesday arrivals in November; 3 nights is the practical minimum mid-week. Booking.com was about 2 per cent above direct
- Best for: couples and families who want a big apartment in the most central position in Broadbeach with real facilities, on a high water-view floor. Not for light sleepers while the construction next door continues, and not for a 1-night stay

How Much Is a Night at The Wave Broadbeach?
Rates below come from the operator’s own booking engine, checked 24 September 2026 for the first week of November, two adults. They are a scale, not a quote, and The Wave prices by length of stay and by day of the week, so both matter.
The engine sells three flexible plans per apartment: a 5-night-plus rate, a 3-night-plus rate and a 2-night rate. For a 3-night stay from Tuesday 3 November on the 3-night plan, the 1-bedroom came to $950 (about $317 a night), the 2-bedroom $1,330 (about $443), the 2-bedroom Water View $1,380 (about $460), the 3-bedroom Water View $1,785 (about $595) and the 3-bedroom Sub Penthouse $2,335 (about $778). The 5-night plan was about 10 per cent cheaper per night again.
Day of the week moves the price more than most buildings: the 1-bedroom was $300-345 on the Tuesday to Thursday nights and $485-535 on the Friday, so a stay that includes a weekend costs noticeably more per night.
Booking.com quoted the same 3-night stays at $970, $1,358, $1,409, $1,822 and $2,384 - about 2 per cent above direct on every type, with free cancellation to two weeks out. The operator’s free Wave Break Gold membership advertises 10 per cent off direct bookings and a best-rate guarantee, so direct should win on price if you join; one guest reported being refused a price match inside the cancellation window, so do it at booking time. Card payments carry a 1.5 per cent surcharge (3 per cent for Amex).
Tuesday to Thursday nights were 30-40 per cent cheaper than Friday, the 3-night plan beat the 2-night rate by about 10 per cent, and the 5-night plan by another 10. A Tuesday-to-Sunday stay is the sweet spot.
Minimum Stay: Why a 2-Night Mid-Week Booking May Not Exist
When we searched for two nights from Tuesday 3 November, the engine had no exact match and Booking.com reported no availability at all. That is not because the building was full: the 2-night rate plan was simply closed to arrivals on the Tuesday and Wednesday for the 1- and 2-bedrooms, while the 3-night plan was open. The 2-night plan opened for Thursday arrivals.
So the practical rule is a 3-night minimum mid-week in low season, with 2-night stays possible over some weekends, and longer minimums in the periods the operator defines as mid and high season. There is no published minimum on the website; it lives in the engine, so if a search shows nothing, try adding a night before assuming it is sold out.
The cancellation policy follows those seasons and is worth reading. In low season, which covers most of the year, you can cancel free up to 7 days before arrival and the full amount is charged at that point. Mid-season dates (including the Groundwater and GC500 weekends in October, Pan Pacs in November and most of January) move that to 14 days. High season - the Christmas to early-January block, Easter and Commonwealth Games-style peaks - takes a $500 deposit at booking with the balance 28 days out. A stay that crosses two seasons is charged on the stricter one, cancellations must be in writing, and there is no refund for leaving early.
For the same November dates the booking-site rate needed cancellation by 20 October (14 days) while the direct low-season rule is 7 days. Direct was both cheaper and more flexible on that check.
The Apartments: Big, Bright, and Owner-Dependent
Every apartment has a full kitchen with a ceramic cooktop, oven and dishwasher, a separate laundry with washer, dryer and iron, ducted air-conditioning, two televisions with Foxtel, a hairdryer and a private balcony that the wave-form design shapes to give each one a mix of sun and shade. Wi-Fi is free and unlimited.
The 1-bedroom sits on the floors up to Level 11, at around 100 square metres, with a queen bed, a bathroom with separate bath and shower, and both the lounge and bedroom opening to the balcony; the operator describes the outlook as city and water glimpses. The standard 2-bedroom has two bathrooms and sleeps five. The 2-bedroom Water View is on Levels 12-30 looking out over Broadbeach; the 3-bedroom Water View on Levels 13-30 has two or three bathrooms and balcony access from the lounge and the bedrooms. The 3-bedroom Sub Penthouses occupy the top three levels with balconies wrapping the whole apartment and 360-degree views, and guests describe a sofa bed in a separate study that works as a fourth bedroom.
Because the apartments are individually owned, the operator says plainly that units of the same type differ in layout, style and furnishings and that the photos are indicative. Most reviews describe the apartments as huge, clean and modern; a steady minority describe tired furniture, marked walls, hard beds, a musty or drain smell, and there are two cockroach reports a few years apart. A 2023 reviewer also warned that the tower going up next door would take part of the outlook from some balconies.
Housekeeping is a mid-stay service only on stays of eight nights or more. The starter pack of soap, tea, coffee and milk is not replenished, pool towels are $5 each from reception, and you are expected to leave the apartment tidy. Cots are $25 the first night then $5, rollaways $45 a night, and children aged 3-14 are charged as adults.
The upper floors are what every rave review is about - 180 to 360-degree views and whales from the bed in season. The standard 2-bedroom has no view guarantee; the Water View category is the one that does.
Facilities: Two Heated Pools, One of Them Closed Until November
On paper The Wave has the best facilities set of any apartment building in Broadbeach. Level 34 has the sky pool, spa and sauna with panoramic ocean and skyline views and rooftop barbecues; Level 4 has a recently renovated infinity pool with a shallow area for small children, a spa, a sauna, a steam room, stainless-steel barbecues and an entertaining area, a gym with bikes, treadmills, cross-trainers and weights, and an executive lounge with a kitchen and balcony. Both pools are heated year round.
The catch, and the operator publishes it on its maintenance page: the Level 34 pool area is closed for refurbishment from 14 September to 31 October 2026 and the date may be extended. The rooftop open area, sauna and barbecues stay accessible. Guests in 2025 complained of the main pool deck being closed for renovation without being told at booking, so check the maintenance page for your dates and treat the rooftop pool as a bonus, not a certainty, until the work is signed off.
Parking is free, secure and undercover, one allocated space per apartment, with a 2.1-metre clearance and no over-height option; contact reception ahead for a large vehicle. There is no EV charging in the building (Pacific Fair has it). Reception is open Monday to Friday 8:30 am to 5 pm, Saturday to 4 pm and Sunday 9 am to 3 pm; there is no room service, no porters and no 24-hour desk. Arrivals outside those hours must be arranged at least 24 hours ahead, and a replacement key costs at least $80.
The operator lists pool closures and the next-door construction there. It is the one page most guests who left an angry review never read.
The Construction Next Door
This is the dominant complaint in reviews from 2022 through late 2025, and the operator still lists “Nearby Construction - ongoing” on its maintenance page and in the booking engine. A very tall residential tower is being built beside The Wave on the Albert Street side, and guests report work starting between 5:45 and 7:15 am, some saying they could not sleep past 6 am and that the “nearby construction” warning understates it. Others say it did not bother them at all, usually on higher floors or the far side of the building.
The Wave’s balconies also share the wave-form structure, so noise carries from neighbouring balconies, and lower floors get the Surf Parade dining-precinct noise through single-glazed doors. One high-floor guest called the building a bit of a wind tunnel on windy days.
None of this is hidden, and the operator is more upfront about it than most. But if you sleep lightly, ask at booking which side of the tower your apartment faces and request a high floor away from the site.
It costs nothing to request an apartment on the far side of the building and a higher floor. Reviews from guests who did so are the ones that mention the views and not the jackhammers.
Who You Are Actually Booking With
The onsite operator’s listings are the ones titled “The Wave Resort” - on its own site and on Booking.com, where it scores 8.6 from over 700 reviews with location at 9.6 and staff at 9.1. Google has it at 4.3 from 163 reviews and Tripadvisor at 4.4 from nearly 550, and the manager is named in several reviews for free upgrades and going out of his way.
The same tower also has apartments let by an offsite agency under a listing titled “The Wave - QStay”, which scores 5.8 on Booking.com. That listing says in its own words that it is not affiliated with the onsite management, does not manage the pool, sauna or gym, and offers no compensation if you cannot use them. Keys are collected from an office in Surfers Paradise, the bond is $500, and there are late check-in fees after 6 pm. Private Airbnb and Stayz listings for individual units exist too.
If you want reception, the allocated parking, the facilities and the terms in this review, book the onsite operator. Check the listing title before you pay.
Same building, 8.6 versus 5.8, and only one of them guarantees you can use the pools.
Rules, Bond and Schoolies
Check-in is from 2 pm and check-out by 10 am; a guaranteed early check-in means booking the night before, late check-out to 11 am is at the manager’s discretion, 11 am to 2 pm costs $20 an hour and anything later is a full day. A $200 credit-card pre-authorisation is taken on arrival ($500 for the Sub Penthouses) and can be held for up to 10 days; a physical card or cash is required, not a phone wallet, and photo ID in the same name as the card. Booking.com’s listing says $500 for everything, which appears to be a simplification - the operator’s own terms give $200 for standard apartments.
The building is non-smoking including balconies and vapes. There is a written no-party policy: family celebrations must end by 10 pm, and hen, buck or birthday bookings of the larger apartments risk a fine and eviction. Schoolies bookings are not accepted and the resort reserves the right to refuse check-in without refund for school and university leavers across the whole Schoolies period. Under-18s must be accompanied by an adult. No pets without body corporate approval, though certified assistance dogs are accepted with Queensland identification.
One oddity from the compendium: the smoke alarms are sensitive to cooking, and a false call-out can attract a fire brigade levy charged to the guest. Use the range hood.
The $200 hold cannot be placed from Apple Pay or Google Pay. Card and photo ID in the same name, or cash for the bond.
Location: The Most Central Address in Broadbeach
This is what the location score of 9.6 is about. The Oasis Shopping Centre, with its Woolworths, is next door; the Oracle Boulevard restaurants are a minute further; the patrolled beach at Kurrawa, the Gold Coast Convention and Exhibition Centre and The Star casino are each a four-minute walk in different directions; the Broadbeach North tram stop is about 250 metres; and Pacific Fair is 10 minutes on foot or two tram stops. Koi Dining and Lounge Bar is downstairs, open from noon daily, with live music on Sunday afternoons and Tuesday nights.
Surfers Paradise is 10 minutes by car or a short tram ride, Gold Coast Airport about 30 minutes and Brisbane Airport about 80 minutes. The theme parks are 20-30 minutes north. With flat 50-cent tram fares and a car park included, most guests park once and walk or ride for the rest of the stay.
The flip side of being on Surf Parade is that the lower floors hear the precinct. Ask for height.
Koi at ground level is one of Broadbeach’s special-occasion restaurants. See our Koi Dining review for the menu and when to book.
Who Should Book It - and Who Shouldn’t
Book The Wave if: you want a genuinely large apartment in the most walkable position in Broadbeach with two heated pools, a gym, a steam room and free parking; you are staying three nights or more mid-week; you will pay for a Water View category on a high floor; and you are happy with an apartment stay and business-hours reception.
Book elsewhere if: you sleep lightly and the construction next door is still going; you need a single night or a 2-night mid-week stay (Meriton Suites will take it); you want a hotel desk at midnight, daily housekeeping or room service (the Sofitel is beside the convention centre); or you want a brand-new fit-out, in which case Koko is one street away and five years old. If the rooftop pool is the reason you are booking, wait until the refurbishment is signed off.
Bottom line: The Wave is Broadbeach’s landmark building for good reason, and on a high water-view floor with the right listing it is one of the best apartment stays in the suburb. Book the onsite operator, book three nights mid-week on the 3-night plan with the free membership discount, ask for the side away from the construction, and check the maintenance page first.
June to October, guests on the upper east-facing floors report watching whales from bed. See our whale watching guide for the season and the cruises.
Frequently Asked Questions
Checked September 2026 on the operator’s booking engine for a 3-night mid-week stay in early November: about $317 a night for a 1-bedroom, $443 for a 2-bedroom, $460 for a 2-bedroom Water View, $595 for a 3-bedroom Water View and $778 for a Sub Penthouse. Friday and Saturday nights were roughly 50 per cent higher, the 5-night plan about 10 per cent cheaper, and Booking.com was about 2 per cent above direct. The free Wave Break Gold membership advertises a further 10 per cent off direct bookings.
It is set per rate plan rather than published. In early November 2026 the 2-night plan was closed to Tuesday and Wednesday arrivals for the 1- and 2-bedroom apartments, so a 3-night stay was the practical mid-week minimum; 2-night stays opened for Thursday arrivals. Longer minimums apply in the operator’s mid and high seasons (October event weekends, January, Christmas, Easter). If a search shows nothing, add a night before assuming it is full.
Yes for couples and families who want a big self-contained apartment in the most central position in Broadbeach with two heated pools, spas, a sauna, a steam room, a gym and free parking, particularly on a high Water View floor. The caveats in 2026: the Level 34 sky pool is closed for refurbishment until at least 31 October, construction next door starts early, reception keeps business hours, and the individually owned apartments vary in condition. Book through the onsite operator, not the offsite agency listing.
Not until at least 31 October 2026. The operator’s maintenance page lists the Level 34 sky pool, spa and sauna area as closed for refurbishment from 14 September to 31 October 2026, possibly longer, with the rooftop open area, sauna and BBQs still accessible. The Level 4 infinity pool, spa, sauna, steam room and gym remain open. Both pools are heated year round when open.
The Wave is at 89-91 Surf Parade, Broadbeach QLD 4218, on the corner of Victoria Avenue, with the Oasis Shopping Centre next door and Koi Dining at street level. The patrolled beach, the Gold Coast Convention and Exhibition Centre and The Star are each about a 4-minute walk, the Broadbeach North tram stop about 250 metres, the Oracle Boulevard restaurants 1-2 minutes and Pacific Fair 10 minutes on foot.
Yes, as of September 2026. A large residential tower is being built next door on the Albert Street side, and the operator lists “nearby construction - ongoing” on its maintenance page and in the booking engine. Reviews from 2022 to late 2025 report work starting between 5:45 and 7:15 am. Guests on higher floors on the far side of the building are the ones who say it did not bother them, so request that when booking.
No. The operator does not accept Schoolies bookings and reserves the right to refuse check-in without refund to school and university leavers across the whole Schoolies period in late November and early December. It also has a written no-party policy, under-18s must be accompanied by an adult, and hen, buck or birthday bookings of the larger apartments risk fines and eviction.
