Opus Broadbeach: An Honest Review
The 2021 tower at the quiet northern end of Broadbeach, 180 metres from the sand. What you actually get, what a night costs, and the truth about the 5-night minimum.
Opus Broadbeach is one of the newest apartment towers in the suburb - a 27-level residential building at 18 Chelsea Avenue, completed in October 2021, where the developer’s own real-estate arm runs an onsite holiday-letting pool with a reception desk. It sits at the northern edge of Broadbeach, opposite the Kurrawa and Pratten Park green space, about 180 metres from the beach and a 13-15 minute walk from the Oasis and Oracle dining strip.
It is not a hotel. Every apartment is individually owned, only some are in the official pool, and at least three other letting operators book units in the same building. That single fact explains most of what is confusing about Opus online - the split review scores, the different bonds and parking charges people report, and the question we see people searching more than any other: why does it have a 5-night minimum? (Short answer: it only does at Christmas. Details below.)
This is an independent review - we’re not affiliated with Opus, Morris Property Group or any letting agent. Facts were checked against the operator’s own site and booking engine in September 2026.
The Verdict in 30 Seconds
- What it is: 2-bedroom and 3-bedroom apartments (plus a lock-out 1-bedroom) in a 2021 residential tower, let by the developer’s onsite management
- Every apartment: full kitchen, full laundry, large balcony, floor-to-ceiling double-glazed windows, air-con
- Facilities: outdoor pool, gym, BBQ terrace, yoga lawn, free Wi-Fi, free basement parking. No sauna, no rooftop, no restaurant, no daily housekeeping
- Location: 180 m to the sand, 10 min walk to the patrolled Kurrawa flags, 13-15 min walk to Oasis and Oracle Boulevard, 800 m to the Broadbeach North tram
- Indicative price: 2-bedroom from about $340-370 a night mid-week in early November (checked September 2026), ocean view from about $390-450, 3-bedroom from about $590
- The 5-night minimum is a peak-season rule (Christmas and New Year). Low season is 2-3 nights. One-night stays are effectively unavailable
- Best for: couples and families who want a new, quiet, spacious apartment near the beach and are happy to walk to dinner. Not for anyone wanting hotel service or to be in the middle of the strip

Why Does Opus Broadbeach Have a 5-Night Minimum? It Mostly Doesn’t
This is the question people ask about Opus more than any other, so it goes first. The official website never states a minimum stay anywhere. What actually controls it is the booking engine, which loads rates as length-of-stay tariffs: a 1-night rate, a 2-night rate, a 3-4 night rate and a 5-night-plus rate that runs all the way to 90 nights.
In low season and the shoulder months, the 2-night and 3-night tariffs are open and bookable. We checked mid-week dates in late October and early November 2026 and could book two nights in most apartment categories. There is no blanket 5-night minimum.
Over Christmas and New Year it is a different story. For 27 December to 2 January only the 5-night tariffs were loaded, and a 2-night search returned “must stay at least 5 nights” for every apartment type. That is the real 5-night minimum: a peak-period rule, and you should expect the same over Easter and the busiest school-holiday and event weeks.
Two other things make the number stick. The 5-night tariff is also the cheapest per-night rate in every category, typically 15-25 per cent under the 2-night rate, so the best price you see advertised only appears at five nights or more. And the security bond is tiered at five nights too.
One more: the 1-night tariff exists but was sold out or closed on every date we tested. Treat Opus as a 2-night-minimum property in practice, and a 5-night one at Christmas.
If your trip is flexible, stretching to five nights unlocks the cheapest per-night tariff. On our November check a 2-bedroom dropped from about $370 a night for two nights to about $332 a night for five on the non-refundable rate.
How Much Is a Night at Opus Broadbeach?
Rates below are from the property’s own booking engine, checked 24 September 2026 for mid-week dates in early November, two adults, including GST. They will move with season and demand, so use them as a scale, not a quote.
For a two-night mid-week stay, a standard 2-bedroom apartment was about $370 a night, a 2-bedroom Coastal View (north-facing, over the parkland towards Surfers) about $390, a 2-bedroom Ocean View (east-facing) about $450, and a 3-bedroom Luxury Skyrise about $660. On a three-night stay each of those came down by roughly $50 a night, and the non-refundable rates sat a further 5 per cent or so below that. A five-night 2-bedroom on the non-refundable rate worked out at about $332 a night.
For context, the same 2-bedroom apartments over the week between Boxing Day and New Year were priced at $575-715 a night, and the 3-bedroom at over $1,100 - and every category was already sold out three months out.
The 1-bedroom is a lock-out section of a 2-bedroom, so there are very few of them. It was loaded at around $220-250 a night but showed no availability on any date we tested. If you need a 1-bedroom, Meriton Suites or Peppers will be easier to book.
On booking direct: the official site advertises a book-direct saving and last-minute 1-bedroom deals, but the direct tariffs we saw showed no discount applied, so compare the direct rate with a booking site for your dates before deciding. One reviewer reported reception price-matching a booking-site rate over the phone, which is worth a try.
Payment is card only (no cash, 1.5 per cent surcharge) and the cardholder must be present at check-in with matching photo ID. A guest was refused check-in over a company card. Book on the card of whoever is arriving.
The Apartments: New, Big and Properly Self-Contained
Opus’s strongest card is that it is new. The building finished in October 2021, so at the time of writing the apartments are about five years old, with floor-to-ceiling double-glazed windows, European kitchen appliances, full laundries and large balconies. Guests consistently mention how clean and modern the apartments feel next to Broadbeach’s older towers.
The holiday pool offers a lock-out 1-bedroom (levels 3-23), a standard 2-bedroom, a 2-bedroom Coastal View facing north over the parkland, a 2-bedroom Ocean View facing east, and a 3-bedroom Luxury Skyrise on the higher floors. Two-bedrooms sleep four to five with a king and a queen (or a queen and two singles), the 3-bedroom sleeps up to seven. Cots are $30 a night and rollaways $100 a person a night, and children over two are charged as adults.
The views are the thing people rave about: whale spotting from the balcony in season, the city lights at night, the ocean from the east-facing units. If the view matters, book the Ocean View category rather than the standard 2-bedroom, which has no guaranteed outlook.
Two honest caveats. Apartments are individually owned, so fit-out and bedding vary a little unit to unit. And the apartments are stocked with a starter pack of consumables only - enough for a night or two - with no daily housekeeping. On a longer stay you will be buying your own dishwasher tablets and coffee, which is normal for apartment stays but catches people expecting a hotel.
Ocean View faces east to the water. Coastal View faces north over Pratten Park towards the Surfers Paradise skyline. Both are good; only Ocean View is a true sea view.
Facilities: Solid, Not Resort-Level
Opus has the facilities of a good residential tower rather than a resort. There is an outdoor pool with loungers and shade, a gym on the second floor that guests describe as small but adequate, an outdoor BBQ and entertaining terrace, a yoga lawn and complimentary Wi-Fi throughout. Guests also mention a spa beside the pool, though the operator’s own site does not list one, and we could not confirm whether the pool is heated - the developer’s pre-sale marketing said it was, one letting agent says it is not, and the official site is silent. If a heated pool in winter is essential, ask before booking or look at the Sofitel.
There is no sauna, no rooftop deck, no restaurant, bar or cafe in the building, and no room service. The nearest coffee is Elk Espresso, a minute or two down Chelsea Avenue.
Parking is free for guests of the official letting pool, in the basement, one space per apartment. The bays are tight and several reviewers with large SUVs found the car park awkward, and visitor parking is limited to four hours. Lift access is fob-controlled to your own floor and the building is monitored around the clock.
Reception hours are not published. Check-in is 2-5 pm (you are asked to advise your arrival time), and check-out is by 10 am. Recent reviews praise the staff by name; a few older ones complain about the desk being unattended, so do confirm your arrival time in advance.
The basement is the most consistent complaint. If you are driving something large, mention it when booking and ask for an end bay.
Who You Are Actually Booking With
This matters more at Opus than at most Broadbeach buildings. The official onsite pool is run by Morris Property Group Real Estate, the developer’s own agency, with reception in the building. But at least two offsite letting agents also list apartments here - one hands over keys from an office on Queensland Avenue and charges $10 a night for parking and a different bond - and some units are on Airbnb under independent management.
The practical consequences: the bond, parking charge, check-in location and starter pack all depend on who you booked through, and reviews online are a blend of all of them. It is why Opus shows a 9.0 from 370-plus reviews on one booking site and a 3.6 on Google from 25 reviews, and why onsite management has publicly replied to some 1-star reviews saying the guest was staying with a different operator.
If you want the onsite reception, free parking and the terms described in this review, book through the official Opus Broadbeach site or a booking-site listing that names it, not a third-party-hosted listing.
On booking sites, a listing titled “Opus Broadbeach” is the onsite pool; one titled “hosted by” a letting company is not. Same building, different terms.
Location: Quiet Northern End, a Real Walk to Dinner
Opus sits at the northern edge of Broadbeach on Chelsea Avenue, opposite the Kurrawa and Pratten Park parkland. The sand is about 180 metres away and the patrolled flags at Kurrawa Beach are roughly a 10-minute walk south along the foreshore. It is noticeably quieter here than in the Oasis and Oracle core, which is a plus for sleep and a minus for convenience.
The honest trade-off is dinner. The Oracle Boulevard and Oasis restaurants are a 13-15 minute walk (the operator’s own figure), the Broadbeach North tram stop is 800 metres or about 10 minutes, and Pacific Fair is a 9-minute drive or a tram ride rather than a walk. The Star casino is about 20 minutes on foot and the convention centre 800 metres. With flat 50-cent tram fares a car-free stay is perfectly workable, but you will be walking or catching the tram to the strip every evening, not strolling downstairs the way you would at Peppers or the Oracle towers. For the older beachfront building a few doors along Old Burleigh Road, with two pools and the sand across the road, see our Oceana on Broadbeach review. For the same operator’s central building, one street from the Oracle, see our Koko Broadbeach review.
For the location and distances in detail, see our guides to Broadbeach beach, the G:link tram and how far Broadbeach is from everywhere else.
Broadbeach North to Broadbeach South is two stops for 50 cents and drops you at Pacific Fair’s door. Cheaper than the car park and no basement to reverse out of.
House Rules Worth Knowing Before You Book
Opus runs a strict guest-behaviour policy that you sign at check-in. No parties, quiet hours 10 pm to 7 am, no smoking anywhere including balconies (a $500 fine), no pets. It is explicitly not a Schoolies property: during the Queensland and New South Wales Schoolies weeks every guest must be over 21, and outside that period the minimum check-in age is 18.
A security bond is taken as a card pre-authorisation. The operator’s site quotes two figures, $200 for a 2-bedroom on a short stay and $500 for 3-bedrooms and stays of five nights or more, and elsewhere a flat $500, so expect somewhere in that range and check the exact amount on your confirmation. It is released within 14 days after inspection.
Inside the cancellation window the full amount is charged as a non-refundable deposit, and management held that line even during Cyclone Alfred, according to one reviewer. Read the cancellation terms for your tariff, and if there is any chance your dates move, pay the extra for the flexible rate.
This is the rule that catches people. No card and ID in the same name, no keys, and the booking is treated as a no-show.
Who Should Book It - and Who Shouldn’t
Book Opus Broadbeach if: you want one of the newest apartments in the suburb, with a proper kitchen and laundry, a big balcony and a real view; you are a couple or family staying three nights or more; you value a quiet street and a short walk to the sand over being in the middle of the strip; and you are happy to walk 15 minutes or catch the tram to dinner.
Book elsewhere if: you want daily housekeeping, a front desk that is always staffed, an in-house restaurant or a heated pool you can count on - the Sofitel or The Star Grand are the hotel answers. If you want to walk downstairs to dinner, Peppers Broadbeach and the Oracle towers are on the strip. If you need a 1-bedroom, or a single night, Meriton Suites is far easier to book. And if you are travelling for Schoolies, Opus will not take you.
Bottom line: Opus is a genuinely good, new, spacious apartment stay at the calm end of Broadbeach, priced at the upper-middle of the suburb for a 2-bedroom. Book through the official onsite pool, book at least two nights (five over Christmas), bring the card you paid with, and it is one of the better family and couples bases in Broadbeach.
June to October, guests on the higher Ocean View floors regularly report spotting whales from the balcony. See our whale watching guide for the season and the cruises.
Frequently Asked Questions
It only does in peak periods. The official site states no minimum stay; the booking engine loads 2-night, 3-night and 5-night-plus tariffs, and in low season the 2- and 3-night rates are open. Over Christmas and New Year only the 5-night tariff is loaded, which produces the “must stay at least 5 nights” message. The 5-night rate is also the cheapest per night and the bond steps up at five nights, which is why the number is so associated with the building. One-night stays are effectively unavailable year round.
Checked September 2026 for mid-week early November dates: a standard 2-bedroom was about $370 a night on a 2-night stay, about $340 on a 3-night stay and about $332 on a 5-night non-refundable rate. A 2-bedroom Ocean View was about $390-450, a 3-bedroom about $590-660. Over Christmas and New Year 2-bedrooms were $575-715 a night and sold out three months ahead. The lock-out 1-bedroom is loaded around $220-250 but rarely available.
For couples and families wanting a new, quiet, fully self-contained 2- or 3-bedroom apartment 180 metres from the beach, yes - the fit-out, views and space are among the best in Broadbeach for the price. The trade-offs are a 13-15 minute walk to the Oracle and Oasis restaurants, no daily housekeeping or in-house dining, tight basement parking, and strict card, bond and behaviour rules. For hotel service, look at the Sofitel or The Star Grand instead.
Opus is at 18 Chelsea Avenue, Broadbeach QLD 4218, at the northern edge of the suburb opposite Pratten Park. The sand is about 180 metres away and the patrolled Kurrawa Beach flags are about a 10-minute walk. The Broadbeach North tram stop is 800 metres, the Oasis and Oracle Boulevard restaurants 13-15 minutes on foot, the convention centre 800 metres, The Star casino 20 minutes on foot, and Pacific Fair a 9-minute drive or two tram stops.
No. It is a 27-level residential tower completed in October 2021, with 113 individually owned apartments. The developer’s real-estate arm, Morris Property Group Real Estate, runs an onsite holiday-letting pool with a reception desk, and at least two offsite letting agents plus some Airbnb hosts also let apartments in the building. You get full kitchens, laundries and free parking, but not daily housekeeping, room service or a restaurant.
Yes to both. Parking is free for guests of the official letting pool, one basement space per apartment (bays are tight; visitor parking is limited to four hours). Offsite letting agents may charge around $10 a night. There is an outdoor pool with loungers, a gym, a BBQ terrace and a yoga lawn. Guests describe a spa beside the pool; whether the pool is heated is not confirmed by the operator, so ask if it matters.
The official site advertises a book-direct discount and last-minute 1-bedroom deals, but on our September 2026 check the direct tariffs showed no discount applied, so it is not automatic. Compare the direct rate against a booking site for your exact dates, and consider phoning reception - one guest reported having a booking-site price matched by phone. Whichever you choose, book the onsite pool rather than a third-party-hosted listing if you want the free parking and onsite reception.
