BreakFree Diamond Beach: An Honest Review

Accor’s family walk-up resort at the Pacific Fair end of Broadbeach. The lagoon pools, the 1993 apartments, the cleanliness question, what a night really costs, and who it suits.

BreakFree Diamond Beach is the family resort at the southern end of Broadbeach: a low-rise, three-storey complex on 6.5 acres of tropical gardens at 10-16 Alexandra Avenue, with two lagoon pools, two spas, a water playground and ten barbecues, a few hundred metres from Pacific Fair and the Broadbeach South tram terminus. It is run by Accor under its budget BreakFree brand with an onsite reception, and 93 per cent of its guests are families.

It is also a 1993 building with no lift, strata-titled apartments that are renovated owner by owner, and a cleanliness sub-score on Accor’s own website of 2.8 out of 10. The gap between the resort grounds, which people love, and the apartments, which they often do not, is the whole story of this property.

This is an independent review - we’re not affiliated with BreakFree, Accor or any owner in the building. Facts were checked against Accor’s own pages and booking engine in September 2026, and the rates below carry the date they were checked.

The Verdict in 30 Seconds

  • What it is: 1, 2 and 3-bedroom self-contained apartments in a 1993 three-storey walk-up resort (no lift), Accor-managed with a 9 am to 5 pm reception, individually owned units
  • Every apartment: full kitchen, laundry, large balcony, air-con, Foxtel, coffee machine. No ocean-view category - outlooks are garden and pool
  • Facilities: two lagoon pools with waterfalls (one heated), children’s pool and water playground, a rock cave spa and a heated outdoor spa, playground, games room, ten BBQs, tour desk, kiosk. No gym, no sauna, no restaurant
  • Location: beach 100 m, Pacific Fair a 5-8 minute walk, Broadbeach South tram about 320 m, central Broadbeach 500 m, The Star 950 m. Sits on the Broadbeach and Mermaid Beach boundary
  • Indicative price: about $460-500 a night for a 1 or 2-bedroom mid-week in early November (checked September 2026, last units), 3-bedroom about $590-625. The 2-bedroom was only about $10 a night more than the 1-bedroom
  • Direct and booking sites were at parity; Accor’s free member rate was about 5 per cent cheaper than anything else
  • Best for: families with young kids who will live in the pools and are relaxed about a dated apartment. Not for anyone who wants a new fit-out, a lift, an ocean view, or a spotless kitchen on arrival
BreakFree Diamond Beach vs Broadbeach Alternatives (indicative from-prices; BreakFree figure is the November check, others low-season)

How Much Is a Night at BreakFree Diamond Beach?

Rates below were checked on 24 September 2026 for Tuesday 3 to Thursday 5 November, two adults. They are a scale, not a quote - and on these dates they were high for a budget brand because the 1-bedrooms were down to the last unit.

Booking.com quoted the 1-bedroom at $922 for two nights non-refundable or $982 with free cancellation, about $461-491 a night. The 2-bedroom was $942 or $1,002, about $471-501 a night, and the 3-bedroom $1,175 or $1,250, about $588-625 a night. A single night was available (there was no minimum stay on those dates) at $658 for the 1-bedroom.

Accor’s own booking engine priced the same apartments at parity with the booking sites, and its free ALL member rate took roughly 5 per cent off, which made it the cheapest channel on the day - about $440 a night for the 1-bedroom.

The number that matters: the 2-bedroom cost about $10 a night more than the 1-bedroom, for 24 extra square metres, a second bathroom and two extra beds. Unless you are a couple with no luggage to speak of, book the 2-bedroom.

You will see “from $130” style figures for this property around the web, including in older guides. Deep low-season weeknights may get near that; the November mid-week rate did not. Check your actual dates.

The Apartments: 1993, Owner-Renovated, and Honestly Mixed

There are three apartment types, all with a full kitchen, laundry, air-conditioning, Foxtel and a large private balcony. The 1-bedroom is 65 square metres with a queen bed and sleeps up to three. The 2-bedroom is 89 square metres with a queen and two singles, two bathrooms, and sleeps five. The 3-bedroom is 165 square metres with two queens and two singles, two bathrooms, and sleeps seven. There is no ocean-view category: the complex is low-rise and set back from the beach, so you look at gardens and pools.

The building dates from 1993 and the apartments are strata-titled and individually owned, so renovation happens when an owner chooses to. Accor sells some as “Deluxe”, and reseller sites call them “recently refurbished”, but guests have reported that Deluxe may mean only a renovated bathroom, and reviews in the same year describe one 3-bedroom as “renovated, modern” and another as “very tired and dated and did not reflect the pictures”. Recurring specifics: doorless ensuites in some 2-bedrooms, limited cutlery and crockery, soft or squeaky beds, a damp smell in some ground-floor units, and balcony or security doors that do not lock properly.

Accor’s own guest ratings tell the story bluntly: Location 9.7, Pool 9.7, Room 5.7, Cleanliness 2.8. That cleanliness figure is the lowest we have seen on any Broadbeach property’s official page, and it lines up with the reviews - hair, stains, dirty drains, previous guests’ belongings, and two cockroach reports in January 2025. Management replies apologise for “cleanliness and maintenance issues” repeatedly. Booking.com’s sample scores cleanliness 8.1, so it is inconsistent rather than uniformly bad, but you should walk in expecting to check.

🧹
Inspect on arrival, before you unpack

Photograph the kitchen, bathrooms and bedding when you walk in and report anything to reception before 5 pm. A $200 bond is held and cleaning deductions are made for units left dirty, so the record protects you both ways.

The Pools and Grounds: Why Families Keep Coming Back

This is what you are paying for. Two large lagoon-style pools with waterfalls sit in the gardens, one of them heated year round, alongside a children’s wading pool and a water playground. There are two spas - a rock cave spa and a heated outdoor spa - a shaded playground, a games room, ten barbecues in a shaded area plus poolside gas barbecues, and 6.5 acres of tropical landscaping. Guests describe the grounds as secure, gated and quiet, and pools and spas are the most-mentioned positive in recent reviews by a wide margin.

What there is not: a gym, a sauna, a restaurant or bar (there is a kiosk and snack bar, and room service is by a third-party delivery service), and no lift. It is a three-storey walk-up. Ground-floor apartments can be requested but not guaranteed, so anyone with mobility limits, a pram to carry or a lot of luggage should ask before booking.

Parking is free and undercover, one space per apartment, with no reservation needed. Wi-Fi is the one facility the sources disagree on: Accor lists it without a price, Google says free, Booking.com says $15 per 24 hours. Ask at check-in rather than assume.

🌡️
One lagoon pool is heated

If you are visiting between June and August, ask which pool is the heated one when you check in. The spas are heated too, and the cave spa is the one children remember.

Reception, Rules and the Construction Next Door

Reception is open 9 am to 5 pm daily and Accor notes the closing time may vary. Check-in is from 2 pm, check-out by 10 am, and after-hours arrivals use a lockbox, so advise your arrival time. Several reviews note that when a problem surfaces in the evening there is nobody to fix it until morning.

A $200 damage bond is taken on a credit card at check-in and refunded within seven days subject to inspection. The property is cashless with a 1.4 per cent card surcharge. The minimum check-in age is 18 and under-18s must stay with a parent or guardian; parties and events are not allowed; children aged three and over are charged as adults; cots and high chairs can be hired and there are no rollaway beds. Pets are not allowed. We could not find a stated Schoolies policy, only the 18-plus and guardian rule.

One thing the official site says plainly that most guests miss: a high-rise residential building is under construction on the resort’s boundary, with works noise between 6:30 am and 6:30 pm Monday to Saturday. That notice was still published in September 2026 and construction noise appears in 2026 reviews. If you are a light sleeper or plan lazy mornings on the balcony, ask which side of the complex your apartment faces.

The resort is also home to some permanent residents and to apartments let by other operators, so not everyone you meet is an Accor guest.

🔨
Ask for an apartment away from the boundary

The construction site runs six days a week from 6:30 am. Requesting a pool-facing or western-side apartment costs nothing and is the difference between a lie-in and a jackhammer.

Location: Pacific Fair End, on the Mermaid Beach Line

Diamond Beach sits at the southern edge of Broadbeach on Alexandra Avenue, next to Broadbeach State School and Pratten Park. Accor and Google list the address as Broadbeach; property listings for the same building say Mermaid Beach, because the suburb boundary runs right past it. Either way the postcode is 4218 and it is functionally the Pacific Fair end of Broadbeach.

The operator quotes the beach at 100 metres, Pacific Fair at 400 metres, central Broadbeach at 500 metres and The Star at 950 metres. Kurrawa Beach is about 250 metres and Pacific Fair’s main entrance is nearer 700 metres, so call it a 5-8 minute walk. The Broadbeach South tram terminus, beside Pacific Fair, is about 320 metres down the street, which makes the whole coast a 50-cent ride away. The Oasis and Oracle Boulevard restaurants are about 10-12 minutes on foot, and the convention centre 12-15.

It is a quieter, more residential position than the Oracle towers, and a better one for families with a car or a pram: flat streets, a park and a school next door, and the biggest shopping centre on the coast around the corner.

🚊
Tram from the terminus

Broadbeach South is the end of the line, so you always get a seat heading north. Surfers Paradise is about 12 minutes and the Burleigh Heads extension runs the other way.

What the Reviews Actually Say

The scores are consistent across platforms and land in the middle: Google 4.2 from 673 reviews, Accor 4.3 from about 400, Booking.com 7.9 from 298, Tripadvisor 3.9 from over 1,800. A Tripadvisor title from September 2024 sums it up: “Loved it, but needs an upgrade!!”

Recurring praise, in order of how often it comes up: the pools and spas, the walkable location, how family-friendly it is, the barbecue area, friendly staff, the size of the apartments, and the security and quiet of the grounds.

Recurring complaints: cleanliness, tired and dated rooms, construction noise, beds, one car space per apartment, limited cutlery, doorless ensuites, reception closed after 5 pm, the stairs, and Deluxe apartments not matching the word “refurbished”. The cleanliness and dated-room complaints are the ones with the lowest average star ratings attached, so they are the ones that ruin stays.

⭐
Read it as a pools-and-grounds resort

Guests who rate it highly are the ones who treated the apartment as a base and lived outside. Guests who wanted a nice apartment are the ones who left 2 stars.

Who Should Book It - and Who Shouldn’t

Book BreakFree Diamond Beach if: you are a family with young children who will spend the day in the lagoon pools and the water playground; you want a barbecue dinner and a games room rather than restaurants; you are happy in a dated but self-contained apartment; you can manage stairs; and you have joined Accor’s free ALL programme for the member rate.

Book elsewhere if: you want a newer apartment for similar money - Meriton Suites has indoor and outdoor pools, a lift and a 24-hour desk, and Oceana on Broadbeach has two pools and the beach across the road for a lower 2-bedroom rate on our check. If you want an ocean view, this is not the building. If you need a lift, a spotless kitchen guaranteed, or someone at reception after 5 pm, look at the hotels in our hotels with pools guide. And if construction noise would ruin your holiday, ask about the boundary works before you commit.

Bottom line: Diamond Beach is a pools-and-grounds resort attached to 1993 apartments of variable condition. For the right family it is one of the best-loved stays in Broadbeach; for everyone else the November price buys a better apartment elsewhere. Book the 2-bedroom, book the member rate, inspect on arrival, and ask for a unit away from the construction.

🛒
Stock the kitchen at Pacific Fair

Coles and Woolworths are both in Pacific Fair, a 5-8 minute walk or one tram stop - see our Broadbeach supermarkets guide. With ten barbecues and a full kitchen, self-catering is the way this resort is meant to be used.

A single night was $658 for the 1-bedroom. Accor’s free ALL member rate was about 5 per cent cheaper than any other channel. Deep low-season weeknights are cheaper; “from $130” figures around the web did not match November.

For families with young children who want lagoon pools, a water playground, spas, a games room and ten barbecues on 6.5 acres of gardens near Pacific Fair, yes - the grounds are what guests love. The apartments are from 1993, individually owned and renovated inconsistently, there is no lift, no ocean view and no gym, and Accor’s own cleanliness sub-score is 2.8 out of 10. Book the 2-bedroom on the member rate, inspect on arrival, and treat the apartment as a base rather than the point of the stay.

Booking sites offered a free-cancellation rate for about $30 a night more than the non-refundable one.

Yes, as of September 2026. Accor’s own site carries a notice that a high-rise residential building is under construction on the resort boundary, with works between 6:30 am and 6:30 pm Monday to Saturday, and 2026 reviews mention the noise. Ask for an apartment away from the boundary when you book.
