Oceana on Broadbeach: An Honest Review

The 1997 twin towers across the road from the sand at the quiet end of Broadbeach. Nightly rates, the renovated-vs-standard apartment lottery, the two pools, and who it suits.

Oceana on Broadbeach is one of the established names in the suburb: twin 15-storey towers at 100 Old Burleigh Road, built in 1997, with the beach and Pratten Park directly across the road through a private gate and the Broadbeach Bowls Club behind. About 45 of its 98 apartments are in the onsite holiday-letting pool, run from a reception in the building, and it has a loyal following - reviewers routinely mention 8, 10 and 20 years of return visits.

It is a very different proposition from the new towers a few streets away. The apartments are big, the grounds are immaculate and the position is genuinely beachfront at the quiet northern end, but the building is nearly 30 years old and every apartment is individually owned and furnished, so what you get depends heavily on which category you book. That, plus a strict 28-day cancellation policy, is what this review is mostly about.

This is an independent review - we’re not affiliated with Oceana or its management. Facts were checked against the operator’s own site and booking engine in September 2026, and the nightly rates below carry the date they were checked.

The Verdict in 30 Seconds

  • What it is: individually owned 1, 2, 3 and 4-bedroom apartments in a 1997 twin-tower building, let by onsite management (about 45 apartments in the pool)
  • Every apartment: full kitchen with dishwasher, washer and dryer, large balcony, reverse-cycle air-con, Foxtel, free Wi-Fi, one free undercover car space (2.1 m height limit)
  • Facilities: 20 m unheated lap pool plus a 13 m heated pool, heated spa, sauna, gym, BBQ gazebo, tour desk. No restaurant, no daily housekeeping
  • Location: beach across the road via a private gate, bowls club and cafe next door, 5 min to the Oasis, 4-5 min to The Star and the convention centre, tram at Florida Gardens (600 m) or Broadbeach North
  • Indicative price: 2-bedroom partial ocean view about $318 a night mid-week in early November (checked September 2026), renovated Superior about $337, Superior ocean view about $410. Christmas week about $817
  • Direct was about 16 per cent cheaper than Booking.com on every matching category on our test dates
  • Best for: families and couples who want space, quiet, two pools and the sand across the road, and who book a Superior or Executive apartment. Not for anyone wanting a new fit-out, nightlife at the door, or flexible cancellation

Oceana on Broadbeach Nightly Rates

Rates below come from the operator’s own booking engine, checked 24 September 2026 for Tuesday 3 to Thursday 5 November, two adults, including GST. They are a scale, not a quote.

On those dates a 2-bedroom Partial Ocean View was $636.50 for the two nights, about $318 a night. The renovated 2-bedroom Partial Ocean Superior was about $337 a night and the 2-bedroom Ocean View Superior about $410. Both of the cheaper categories showed only one apartment left. The standard 2-bedroom Ocean View, the Level 12 Executive, the 3-bedroom and the 4-bedroom sub-penthouse were all sold out for those dates, as was every 1-bedroom.

For peak context, the 2-bedroom Ocean View Superior over 27 December to 1 January was $4,085 for five nights, about $817 a night - roughly double the November rate. Tripadvisor’s price band for the building runs from about $311 to $761 a night across the year.

On the 1-bedroom: the categories exist in the booking engine (partial and full ocean view, standard and Superior, sleeping two) but they are not on the public website and were unavailable on every date we tried in October and November. Treat them as scarce and do not plan a trip around one.

📅
Two nights off-peak, five or more at Christmas

The operator publishes no minimum stay, but the engine would not sell a single night in November and would not sell fewer than five over Christmas and New Year. Plan on a 2-night minimum off-peak and confirm peak minimums with reception.

Direct vs Booking Sites: About 16 Per Cent Apart

For the same three apartment categories on the same November dates, Booking.com quoted $737, $781 and $950 for two nights against $636.50, $674.50 and $820.80 direct - between 15.7 and 15.8 per cent more in every case, or roughly $50-65 a night. The gap was consistent across categories, which suggests a standard channel markup rather than a one-off promotion.

Booking.com’s member discounts can narrow that, and its channel rate came with free cancellation to about two weeks out, which matters here because the operator’s own cancellation policy is unusually strict (see the house rules below). So the trade is real: direct is cheaper, a booking site may be more flexible. Decide which you value more for your trip, and compare the identical category on both before you book.

🔎
Compare the cancellation terms, not just the price

Direct saves about $50-65 a night but locks you in at 28 days. If your dates are not certain, the booking-site premium may be worth paying for the flexibility.

The Apartments: Big, and a Lottery Unless You Pay for Superior

Size is the thing everyone agrees on. Booking.com lists the 2-bedrooms at 148 square metres, and reviewers describe them as far larger than any hotel room, with open-plan living, a full kitchen with oven, microwave and dishwasher, a washer and dryer in the apartment, walk-in robes, an ensuite plus a second bathroom, and a large balcony behind sliding doors. The 3-bedrooms on the highest floors add a second living area and granite benchtops; the 4-bedroom sub-penthouse sleeps eight.

The holiday pool offers 2-bedroom Partial Ocean View and Ocean View apartments, each in a standard and a Superior version, a Level 12 Executive Front Ocean View, a 3-bedroom Ocean View and the 4-bedroom sub-penthouse, plus the scarce 1-bedrooms. Two-bedrooms sleep four as standard and five with a rollaway or sofa at extra cost; under-twos are free unless bedding is needed.

Here is the catch. Every apartment is individually owned and furnished, and the operator’s own FAQ says the photos on its website may not match the apartment you are given. You are guaranteed a category, not a room number or a floor, and allocations are made 24 hours before arrival. Renovation happens owner by owner, so a Superior or Executive apartment is marketed as recently renovated while a standard one may not have been touched in years. The reviews reflect exactly that split: newly renovated Level 6 apartments praised in 2025 alongside standard ones described as old and tired, with worn towels, a rusting coffee table and bathrooms that show their age.

The practical advice from reviewers is consistent: pay the extra $20-90 a night for Superior. Kitchens are well equipped but several guests note there is no coffee-pod machine and sometimes no chopping board, so bring a plunger if you care.

🏢
Book Superior or Executive if the decor matters

The building is from 1997 and standard apartments are renovated only when their owner chooses to. The Superior categories are the operator’s own signal of which ones have been done.

Facilities: Two Pools, One Heated, and Grounds People Rave About

This is where Oceana beats the newer towers. There are two outdoor pools: a 20-metre lap pool, unheated, and a 13-metre heated pool with shade, both saltwater and fenced with a shallow end for children. There is a heated outdoor spa (one winter reviewer found it not warm enough, and it was under maintenance for a period in 2024), a sauna, a gym that most reviewers call well equipped and one calls small, a BBQ area under a large gazebo, plenty of loungers and tropical gardens that guests describe as immaculate. There is also a tour desk at reception.

Parking is one free undercover basement space per apartment with a 2.1-metre height limit - fine for a car, not for a roof-racked 4WD or a van. Wi-Fi is free and scores well, with one 2023 complaint about speed.

What there is not: a restaurant, cafe or bar in the building, breakfast, room service, or daily housekeeping. The bowls club bistro, a cafe and a bottle shop are next door, and a fish-and-chip shop is about 100 metres away, so the gap is easy to fill.

Reception is open Monday to Friday 8 am to 5:30 pm, Saturday 8 am to 4 pm, and Sunday and public holidays 9 am to 1 pm. After-hours check-in is pre-arranged and reviewers describe it as easy. Two lifts serve the towers.

🏊
Winter swimmers, use the 13 m pool

Only the smaller pool is heated. The 20 m lap pool is unheated and the spa has disappointed in winter, so if a warm swim matters in June-August, this is the one.

House Rules, Bond and the 28-Day Cancellation Policy

Check-in is from 2 pm and check-out is by 10 am; a late check-out to midday costs half a day’s rate and anything later a full day. Only the person who booked can check in, with photo ID and the card used for the booking.

A $350 deposit confirms the reservation and the balance is paid on arrival. A $300 credit-card pre-authorisation is taken as a bond (or $500 in cash), released within seven days after inspection according to the terms; management told one guest in 2025 that holds are now cancelled about two days after departure, but a couple of 2024-25 reviews complained of holds lasting weeks or unexplained charges, so keep your card statement handy. Cash is not accepted for payment and Amex carries a 2 per cent surcharge.

The cancellation policy is the one to read twice. Cancel 28 days or more before arrival and you get a full refund less a $50 fee. Cancel inside 28 days and there is no refund at all. No refund for early departure either, and a no-show is charged in full. That is stricter than most Broadbeach buildings and is the main reason a booking-site rate with free cancellation can be worth its premium.

Schoolies bookings are not accepted and any payment made for one is forfeited. No hen or stag groups, no parties, quiet hours 9 pm to 7 am, non-smoking, no pets. The minimum check-in age is 18 on the booking sites, though the operator does not state one.

🧾
Certain dates only

With no refund inside 28 days and no early-departure refund, book Oceana direct only when your dates are fixed. Otherwise pay the booking-site premium for the flexible rate.

Location: Beachfront at the Quiet End

Oceana fronts Old Burleigh Road at the northern end of Broadbeach, halfway between the Broadbeach dining core and Surfers Paradise. The beach and Pratten Park are directly across the road through a private gate - the operator says 30 metres, reviewers say across the road - and the eastern apartments look straight at the water with nothing in between. The Broadbeach Bowls Club, a cafe and a bottle shop are immediately behind, and the Royal Queensland Art Society gallery is a minute away.

The operator’s walking times are on the optimistic side. It quotes 3 minutes to the Surf Parade restaurants, 4 to The Star and the convention centre, 5 to the Oasis, 5 to the Broadbeach North tram stop and 8 to Pacific Fair. Reviewers put the Broadbeach centre at 10-15 minutes on foot, and The Star is roughly 700-900 metres. The nearest tram stop is actually Florida Gardens at about 600 metres (Broadbeach North is 1.2 km); either way, flat 50-cent tram fares make Pacific Fair, Surfers Paradise and the whole coast easy without a car.

This is a residential pocket, not a nightlife one, and that is the point. Guests choose it for quiet, and the main noise complaints are the bins around 5:30 am and the council truck at 6:45 am rather than bars. If you want to walk out the door into restaurants, Koko Broadbeach or Peppers are the addresses for that.

🚊
Florida Gardens is the closer stop

It is about 600 m west; Broadbeach North is nearer the Oasis and The Star. Both are two or three stops from Pacific Fair for 50 cents.

What the Reviews Actually Say

Oceana’s scores are unusually consistent across platforms: Google 4.5 from 226 reviews, Booking.com 9.0 from 777 with location at 9.7 and staff at 9.5, and Tripadvisor 4.6 from 487, ranked 6th of 65 speciality lodgings in Broadbeach with a Travellers’ Choice award. That consistency is itself a signal - the newer towers score 8.8-9.0 on booking sites but 3.6 on Google, because their management is rigid; Oceana’s management gets praised.

Recurring praise: apartment size, the beachfront position at the quiet end, the views from level 6 up and the corner units, the grounds and pool area, friendly reception, and value off-peak. A striking number of reviews come from repeat guests.

Recurring complaints: dated standard apartments and slightly tired common areas, kitchen cleaning consistency (range hoods, ovens, crockery), bond holds that took longer than promised, air-conditioning failures at check-in one January, early-morning bin noise, and thin housekeeping on long stays (one service in four weeks, two towels for five nights). A few describe management as firm. None of these are dealbreakers if you book a Superior apartment and know what you are getting.

⭐
The praise is for the position and the space, not the fit-out

Read the reviews with the building’s age in mind. Guests who wanted a new apartment are the unhappy ones; guests who wanted the beach across the road and room to spread out come back for decades.

Who Should Book It - and Who Shouldn’t

Book Oceana on Broadbeach if: you are a family or couple who values space, two pools and the sand across the road over a new fit-out; you want the quiet northern end and are happy to walk 10-15 minutes or catch the tram to dinner; your dates are fixed; and you book a Superior or Executive apartment, or a 3-bedroom on the high floors.

Book elsewhere if: you want a brand-new apartment - Opus Broadbeach is on the same quiet end for a similar 2-bedroom price and is five years old, and Koko is newer and central. If you want hotel service and a 24-hour desk, the Sofitel or The Star Grand. If you need flexible cancellation, book Oceana through a booking site or choose another building. If you need a 1-bedroom, Meriton Suites will actually have one.

Bottom line: Oceana is the best-value beachfront apartment building at the quiet end of Broadbeach for anyone who chooses the right category. Book Superior, book direct only when your dates are certain, bring a coffee plunger, and you will understand why so many guests have been coming back since the building opened.

Frequently Asked Questions

Checked September 2026 on the operator’s booking engine for mid-week early November dates: a 2-bedroom Partial Ocean View was about $318 a night, the renovated 2-bedroom Partial Ocean Superior about $337, and the 2-bedroom Ocean View Superior about $410. Over Christmas and New Year the Ocean View Superior was about $817 a night with a 5-night minimum. Tripadvisor’s year-round band is about $311-761. The 1-bedrooms exist but were unavailable on every date we checked.

Yes for families and couples who want big apartments, two pools (one heated), a spa and sauna, and the beach directly across the road at the quiet northern end of Broadbeach, and who book a Superior or Executive category. The building dates from 1997 and every apartment is individually owned, so standard apartments can be dated. The cancellation policy is strict (no refund inside 28 days). For a new fit-out, look at Opus or Koko; for hotel service, the Sofitel or The Star Grand.

On our September 2026 check, yes: direct was about 16 per cent cheaper than Booking.com on every matching 2-bedroom category for the same November dates, roughly $50-65 a night. The trade-off is cancellation: the operator gives no refund inside 28 days, while the booking-site rate had free cancellation to about two weeks out. Compare the identical category on both and decide whether price or flexibility matters more.

Oceana is at 100 Old Burleigh Road, Broadbeach QLD 4218, at the northern end of the suburb. The beach and Pratten Park are directly across the road through a private gate (about 30 metres). The Broadbeach Bowls Club is next door, the Oasis centre about 5 minutes on foot, The Star and the convention centre roughly 700-900 metres, and the Broadbeach dining core 10-15 minutes. The nearest tram stop is Florida Gardens at about 600 metres.

One of its two pools is heated. The 13-metre shaded pool is heated year round; the 20-metre lap pool is not. There is also a heated outdoor spa, a sauna and a gym. Both pools are saltwater and fenced with a shallow end.

The operator does not publish one. On our September 2026 check the booking engine would not sell a single night in November but would sell two, and over Christmas and New Year it would only sell five nights or more. Plan on a 2-night minimum off-peak and 5-7 nights at Christmas, and confirm with reception for school holidays and event weekends.

No. It is a 1997 twin-tower apartment building with 98 individually owned apartments, about 45 of which are let for holidays by the onsite management office. You get full kitchens, laundries, free parking and a staffed daytime reception, but not daily housekeeping, a restaurant or room service. Because apartments are individually furnished, the operator’s own FAQ notes that website photos may not match the apartment you are allocated.

Oceana’s Superior apartments sell out first and rates roughly double at Christmas. Compare the same category across channels for your dates, and weigh direct savings against the 28-day cancellation rule.
