Boulevard Towers Broadbeach: An Honest Review
The boutique beachfront building at the quiet northern end, 30 metres from the sand. What a night costs, the ocean views, two heated pools and a tennis court, and the $300 cancellation fee.
Boulevard Towers is a boutique beachfront building at 45 Broadbeach Boulevard, on the corner of Australia Avenue at the northern end of Kurrawa Park. The Boulevard is the last road before the dunes, so every apartment is marketed as ocean view, and the patrolled beach is about 30 metres from the gate. With only four apartments a floor and around 60 in total, it is small, quiet and family-run: guests name the managers in review after review, and many have been coming back for 10 or 20 years.
It is a strata building with onsite management letting individually owned 1- and 2-bedroom apartments, recently through what the operator calls a $4 million renovation. It is not a hotel - the office keeps short hours, there is no restaurant or gym - and its cancellation terms are among the strictest in Broadbeach.
This is an independent review - we’re not affiliated with Boulevard Towers or its managers. Facts were checked against the operator’s own site and booking engine in September 2026, and the rates below carry that date. Note that it is a separate building from Boulevard North at 35 Broadbeach Boulevard, which search results often mix up with it.
The Verdict in 30 Seconds
- What it is: 1-bedroom (about 90 m2) and 2-bedroom (about 110 m2) ocean-view apartments in a boutique beachfront building of about 60 apartments, four per floor, let by family onsite managers
- Every apartment: full kitchen with dishwasher, full laundry, wrap-around balcony, free unlimited Wi-Fi, Foxtel, a safe, one free undercover car space. Air-con in most but, per the operator’s own terms, not all
- Facilities: heated outdoor pool with children’s area, heated indoor pool, heated spa, sauna, half-size tennis court, BBQ gazebo, surf and bodyboard hire. No gym onsite, no restaurant
- Location: beach 30 m opposite, quiet northern end; Oasis and Oracle dining 8-10 minutes on foot, Broadbeach North tram and the convention centre about 10, The Star 15, Pacific Fair 20
- Indicative price: about $350 a night for a 1-bedroom and $390 for a 2-bedroom direct on a mid-week 2-night stay in early November (checked September 2026). Booking.com was about $30 a night higher
- 2-night minimum; Christmas bookings by phone only. Cancellation costs a $300 admin fee even more than 30 days out
- Best for: couples and families who want the beach across the road, real views and a quiet, friendly building, and whose dates are fixed. Not for anyone who wants nightlife at the door, a gym, or flexible cancellation direct

How Much Is a Night at Boulevard Towers Broadbeach?
Rates below come from the operator’s own booking engine, checked 24 September 2026, two adults, including GST.
For Tuesday 3 to Thursday 5 November, a 1-bedroom ocean-view apartment was $700 for the two nights ($350 a night) and a 2-bedroom ocean view $780 ($390 a night). Five nights from Monday 2 November came to $1,638 ($328 a night) for the 1-bedroom and $1,793 ($359) for the 2-bedroom, with a 2-bedroom low-floor ocean view a little cheaper at $343 a night. Mid-October was priced the same as early November.
Schoolies week (21-23 November) added about $50 a night, and Easter 2027 was $464-546 a night depending on the apartment. Christmas and New Year were not bookable online at all at the time of checking, though apartments showed as free; those bookings go by phone, under a 30-day cancellation policy.
Booking.com quoted the same November stay at $756 for the 1-bedroom and $842 for the 2-bedroom after a 15 per cent “Late Escape” discount - about $28-31 a night more than direct, consistent with the operator’s best-rate guarantee. Google’s hotel panel matched the direct $350.
The 5-night plan was the cheapest per night on our check. Stays over three weeks need only a 30 per cent deposit.
Direct Is Cheaper, But Read the Cancellation Terms
Booking direct saved about $30 a night on our check, and a $300 deposit is charged at booking with the balance paid on arrival. The problem is what happens if you cancel.
The operator’s terms: cancel more than 30 days before arrival and you get the deposit back less a $300 administration fee - which, on a standard $300 deposit, means nothing comes back. Inside 30 days there is no refund unless the apartment is re-let for the whole period, and then the refund is less $300. Bookings made within 14 days of arrival are non-refundable unless re-let, less $100. Date changes and no-shows count as cancellations, and a stay that touches the Christmas period takes the peak terms. Some online rate plans carry their own flexible windows of 3, 7 or 30 days, so read the plan you are selecting.
Booking.com’s November rate had free cancellation until 27 October. So the choice is simple: if your dates are certain, book direct and save about $60 on a 2-night stay; if they might move, the booking-site premium buys you a real way out.
The engine sells flexible 3-day, flexible 7-day, non-refundable and Christmas 30-day plans. The general terms apply on top, so confirm the cancellation line on your confirmation email.
The Apartments: Views First, Condition Varies
Every apartment has a fully equipped kitchen with dishwasher, oven and microwave, a full laundry, linen and towels, a safe, Foxtel, free unlimited Wi-Fi and a private wrap-around balcony facing the ocean. The 1-bedroom is about 90 square metres and takes up to three; the 2-bedroom is about 110 square metres with two bathrooms and a large double plus two singles, taking up to five. A ground-floor 2-bedroom deluxe has a king, a free-standing bath and a patio with a gate straight onto the pool and barbecue garden.
The views are the reason people book. Reviewers call them possibly the best on the Gold Coast because of where the building sits, with the coast from Surfers to Coolangatta and whales from the balcony in season. The caveat is height: one guest booked ocean view and was given level 3 with a limited outlook, so book a high-floor category or ask for level 4 and above.
The common areas were renovated and real-estate agents describe the building as presenting like new. Inside, apartments are individually owned, and the operator’s own Booking.com listing says furnishings differ and photos are only a guide. Most reviews describe spacious, clean, freshly done apartments; a minority report dust, cockroaches, leaking or mouldy air-conditioners, hot water running out and tired decor in units the owners have not updated. The operator’s own terms say air-conditioning is available “in some apartments”, so if it matters, confirm before paying.
Servicing is mid-stay for 8-14 night stays and weekly beyond that. Dishes and rubbish are yours, and a cleaning charge may apply if the apartment is left untidy.
The engine sells a separate high-floor 1-bedroom category. The low floors look over the Boulevard and the park as much as the sea.
Facilities: Two Heated Pools and a Tennis Court
For a building of around 60 apartments, the facilities are unusually generous. There is a heated outdoor pool with a children’s wading area, a heated indoor pool, a heated outdoor spa, a sauna, a half-size tennis court (equipment hire for a small fee), a barbecue area and gazebo in tropical gardens, bodyboard, surfboard and beach-towel hire, and a tour desk that books transfers, car hire and theme parks without booking fees.
There is no gym onsite - the managers have an arrangement with a local gym for a small charge - and no restaurant or bar. Parking is free and undercover, one car per apartment, in a secure basement with lift access, plus an outdoor visitors’ car park. No height limit is published and one guest with a tall vehicle could not fit, so ask if yours is large.
The office is open Monday to Friday 8:30 am to 4:30 pm and only 9 to 11 am on weekends and public holidays, closed Christmas Day and Easter Sunday. Check-in is from 2 pm and check-out by 10 am; anything outside office hours has to be arranged in advance, and a few reviews describe arriving late with no key instructions. Late check-out to 2 pm costs half a day’s rate.
The office is open only two hours on Saturdays and Sundays. Arrange your key collection before you travel.
Location: Beach at the Door, Dinner a Walk Away
Boulevard Towers sits on the beachfront road at the northern end of Kurrawa Park, where Broadbeach is at its quietest. The patrolled beach is across the road - the operator says 30 metres - and Surfers Paradise is about 3 km, or a 30-minute walk along the sand.
Everything else is a walk. The Oasis centre and its Woolworths, and the Oracle Boulevard restaurants, are about 8-10 minutes on foot (the operator says five, which is optimistic). The Broadbeach North tram stop and the convention centre are about 10 minutes, The Star about 15 and Pacific Fair about 20, or a short tram ride. With flat 50-cent tram fares a car is optional once you have parked.
One recent caveat: a 2025 reviewer reported a 24-level tower under construction next door. The operator’s site does not mention it, so ask about works noise if you are booking soon.
About 3 km north along the beach. Tram back from Surfers Paradise for 50 cents.
What the Reviews Say
Scores are solid and consistent: Google 4.2 from 85 reviews, Tripadvisor 4.1 from about 300, Booking.com 7.8 from 870 with location at 9.4, and Agoda 8.2. The managers reply to most reviews and are named in many of them.
Recurring praise: the ocean views and whale watching, being directly opposite the beach, the quiet northern end with restaurants still walkable, the two heated pools, spa, sauna and gardens, spacious well-equipped apartments, helpful family managers, free secure parking, and loyal repeat guests.
Recurring complaints: apartment condition varying by owner, cleanliness lapses, air-conditioning faults and some units without it, ocean-view bookings placed on low floors, maintenance not always actioned, late arrivals without key instructions, a side gate that did not lock, construction noise next door in 2025, and a premium price for an average unit.
Several complaints predate the renovation. Recent reviews are markedly more positive about the building itself.
Who Should Book It - and Who Shouldn’t
Book Boulevard Towers if: you want the beach across the road and a genuine ocean view from a large apartment; you like a small, quiet, family-managed building with two heated pools and a tennis court; you are staying at least two nights; and your dates are fixed so you can take the cheaper direct rate.
Book elsewhere if: you want to walk out the door into restaurants - The Wave and Koko are in the centre. If you want a newer building at the same quiet end, Opus is five years old; if you want the same beachfront position with cheaper 2-bedrooms, Oceana on Broadbeach is a few blocks south. If you need a gym, a 24-hour desk or a single night, look at the hotels. And if your plans could change, do not book direct.
Bottom line: Boulevard Towers is one of the best-positioned beachfront apartment buildings in Broadbeach, with a loyal following for good reason. Book a high-floor ocean view, confirm air-conditioning, arrange your arrival around the short office hours, and take the direct rate only when your dates are certain.
June to October, guests regularly report whales from the upper floors. See our whale watching guide for the cruises.

Two nights in low season: the booking engine would not sell single nights in November 2026 but priced two-night stays on the same dates. Christmas and New Year could not be booked online at the time of checking and must be arranged by phone, under a 30-day cancellation policy for that period.
A $300 deposit is charged at booking. Cancelling more than 30 days out refunds the deposit less a $300 admin fee, so a standard deposit is lost.
